Current Builder Incentives Across the Treasure Coast
Builder incentives change monthly. Here's what we're seeing on the table across the Treasure Coast right now — call us before you tour and we'll confirm what's current at each community.
Rate buydowns are the headline
Almost every national builder is offering some form of mortgage rate buydown through their preferred lender. Common structures:
- Permanent buydown to a target rate (e.g., 4.99% or 5.49% for the life of the loan)
- 2-1 temporary buydown (rate is reduced 2% in year 1, 1% in year 2, then resets)
- Flex credits ($15K–$30K applied however you choose: rate, closing, or upgrades)
The catch: these incentives almost always require using the builder's preferred lender. Compare the all-in cost (rate + fees) against your own lender before assuming the builder offer is best.
Closing cost credits
$10K–$25K toward closing costs is standard. On a $400K home, that often covers all of your prepaids, title, and lender fees — meaning you're effectively only bringing your down payment to closing.
Design-center bonuses
Several builders are running "free upgrade package" promos — typically $10K–$20K in design-center credits applied to flooring, cabinets, or appliance upgrades. These are often quietly available even when not publicly advertised.
Quick-move-in incentives
Inventory homes (already-built or near-completion) typically get the deepest discounts. Builders want to move them off their books before quarter-end. If you can close in 30–60 days, this is where the real savings live.
Our advice
Don't try to negotiate before you've registered with your buyer's agent — once you walk in alone, the builder doesn't have to honor agent commissions, which removes your strongest advocate from the process.
