Property insurance: the honest reality
This is the question we get most from out-of-state buyers, and we'd rather you hear it straight from us than worry about it.
Florida insurance has tightened in recent years, but the Treasure Coast is one of the more reasonable markets on the coast. New construction has a meaningful advantage: homes built to current code (impact-rated windows and doors, hip roofs, hurricane straps and clips, elevated builds in flood zones) qualify for wind mitigation credits that often cut premiums by 30–50% compared to a similar older home.
Flood zones matter. Zone X (minimal risk) means flood insurance is optional and inexpensive when carried. Zone AE (100-year floodplain) requires flood insurance with a mortgage. Zone VE (coastal high-hazard) is required and the most expensive. We help you understand the zone before you fall in love with a home.
Typical premium ranges on a new $500K home on the Treasure Coast: HO-3 plus windstorm in flood zone X often lands around $2,500–$5,000/yr. Barrier-island and waterfront homes cost more. Climate and hurricane season — what to expect
The Treasure Coast has a subtropical climate: warm, sunny winters (average highs in the mid-70s) and humid summers with afternoon thunderstorms. Hurricane season runs June 1–November 30, with peak risk in August and September.
Most years the Treasure Coast sees brushes and tropical-storm-force weather rather than direct hits. New construction is built to withstand it: Florida's current building code is among the strictest in the country. Impact-rated windows and doors, reinforced roof-to-wall connections, hip-style roofs, and elevated foundations in flood-prone areas are now standard on new builds across the Treasure Coast.
When a storm is on the way, you'll hear about it days in advance, decide whether to stay or evacuate, and protect your home with shutters or impact glass. Most retirees who move here describe hurricane season as something they prepare for — not something they fear.
Establishing Florida residency: the checklist

- 2Get your Florida driver's license (within 30 days of becoming a resident)
- 3Register to vote in Florida
- 4Register your vehicles in Florida and update insurance
