Port St. Lucie: Florida's Fastest-Growing City for New Construction
Port St. Lucie has led Florida in new single-family permits for three years running. Here's why — and what it means if you're buying here.
A planned-from-scratch city
Unlike most Florida cities, Port St. Lucie was largely master-planned. The result: wide arterial roads, modern infrastructure, low traffic relative to growth, and entire square miles of land still being developed for new construction.
The big master-planned communities
- Tradition — Multi-decade master plan with town center, hospital, schools, and dozens of sub-neighborhoods. Builders include Mattamy, Pulte, GL Homes, and others.
- Wylder — Newer master plan in Western St. Lucie. Resort amenities, multi-builder.
- Veranda Gardens — Established gated lifestyle community in eastern PSL.
- Waterstone — Long-established Fort Pierce master plan (originally launched in the early 2000s) where Adams Homes is currently active with multiple lot widths and villas.
Why it works for buyers
The competition between builders within these master plans keeps incentives aggressive. You can often tour 4–6 builders in a single afternoon and play them against each other on lot premium, design-center credits, and rate buydowns.
What to watch out for
- HOA and CDD fees stack quickly. A home in Tradition might carry $300+/month in combined HOA + CDD assessments. Always ask for the full disclosure before contract.
- School zoning in PSL changes as new schools open. Confirm your zoned schools at contract, not at marketing-center first visit.
- Traffic is still mostly easy, but Crosstown Parkway and I-95 corridors are seeing real congestion at peak hours.
Port St. Lucie is the easiest place on the Treasure Coast to find new construction at a price that works. It rewards buyers who do their homework on HOA structure and lot selection.
