    Martin County is the Treasure Coast's premium market. Stuart, Jensen Beach, and Hobe Sound consistently price 30–60% above neighboring St. Lucie County. Here's why — and what new construction is actually available.

    The premium is real, and earned

    Martin County is deliberately growth-restricted. A four-story building height limit, strict comp-plan zoning, and a long history of conservation easements keep density low. The result: less inventory, less traffic, and prices that reflect scarcity.

    What's available in new construction

    New construction in Martin County is limited compared to St. Lucie. Most opportunities are:

    • Infill custom homes on barrier-island and riverfront lots ($1.5M+)
    • Boutique gated communities with 20–60 homes total
    • Florida-certified builders rather than the national volume builders

    The big nationals — D.R. Horton, Lennar — have very limited Martin County inventory.

    Who it fits

    Martin County is the right answer for buyers who: - Have a $1M+ budget and want premium location and finishes - Want true small-town Florida lifestyle (no big-city sprawl) - Need waterfront, deep-water dockage, or barrier-island access

    If your budget tops out around $500K, you'll get more home for the money in St. Lucie or Brevard — and that's perfectly fine. But if Martin County is in range, very few Florida markets offer this combination of lifestyle, schools, and built-in scarcity.
